Project Management and Contract Administration
Whether or not you have undertaken a building project before, you may want someone to manage the project for you.
This could involve any or all of the following:
Design stage
- Prepare outline or detailed plans
- Prepare Budget Estimates
- Advise on statutory approvals required, including health & safety
- Programme the project
- Apply for planning permission
- Co-ordinate with other consultants/suppliers/sub-contractors
- Prepare and submit Building Regulations Application
- Prepare construction drawings,
- Prepare Schedules of Work & Specifications
- Provide information to enable contractors to tender
Tender stage
- Advise on obtaining tenders
- Issue tender documents to contractors
- Analyse tenders returned and advise on results
- Appoint contractor OR arrange a price to be negotiated with one contractor
Construction stage
- Prepare the Building contract
- Administer the terms of the Building Contract during and after work
- Undertake periodic Site Inspections
- Issue variations and instructions to the Contractor
- Prepare regular financial reports to the client including any cost variations
- Oversee and certify periodic payment to the contractor
Completion stage
- Ensure all work undertaken in accordance with contractual requirements
- Provide completion certificates
- Undertake snagging inspections and issue lists of requirements for rectifying any defects present.
- Undertake an ‘End-of-rectification period’ inspection and issue final paperwork.
- Release final payment to contractor.
We tend to use Building Contracts issued by the Joint Contracts Tribunal, particularly Minor Works 2005 and the Home Owner / Occupier contract. This latter contract can also be useful if you intend to manage the project yourself. [back to top]
