Planning Consent
Once you have your plans (produced either by us or by another party), we can help with obtaining the appropriate consents.
Depending on the property and planned work, the following permissions may be required:
- Planning Permission
- Building Control approval
- Listed Building Consent
- Conservation Area Consent
- Landlord consent
All non-householder planning applications will also need a ‘Design and Access Statement’.
Planning Appeals
If you have had planning permission refused and wish to appeal, we can help you do so. This may involve obtaining specialist reports to aid your defence, and seeking support from neighbours.
Building Control
Most elements of construction require compliance with current Building Regulations and an application will need to be submitted to the Local Authority for approval.
There are two types of application:
- Full Plans: this type of application requires detailed drawings to be submitted to the local authority along with the relevant fee for the work being undertaken. The plans are checked and an approval notice is issued before work commences. This process can take up to 8 weeks dependant on the project but in most cases it will be completed before this. A compliance certificate will be issued on completion of the works.
- Building Notice: this type of application is a simpler procedure, but cannot be used for commercial developments. Basic details and the relevant fee are required. In this case, the plans are not checked and therefore a compliance certificate is not issued. Instead, work is allowed to commence with regular site inspections made at agreed stages of construction.
The Building Regulations are changing all the time and we will provide construction details and drawings, including thermal calculations, and submit them to your Local Authority. We will then deal with any technical queries, if there are any, and advise you when work can start.
If you intend to use a builder, they can use this information to price and build the works. We can help you find a builder and manage the project for you too.
